How do I Create a Seller (CMA) Presentation with Canva and Cloze?

This article explains how to create a Seller Presentation (a seller CMA or a listing / pre-listing presentation). A seller presentation is what you bring to a listing appointment. It's also called a seller CMA, a listing presentation, or a pre-listing presentation. It introduces you and your brokerage, shows comparable sales (comps) for the seller's home, and helps set a price for it.

Create a Seller Presentation from an Individual Property

1.) In your Cloze account, on the Property tab, tap on a property to open it.

2.) Tap on Market and select Create Presentation.

3.) Tap on Seller Presentation.

After selecting the presentation type, it takes you to the map screen where you can select more properties. Because you started with a property, Cloze automatically set the filter criteria to find similar properties.

4.) From this screen, select a set of properties to include in the presentation. Tap on Next (bottom of the screen) after making your selections.

5.) Once you tap Next, you'll have the option to reorder the properties (a) and remove ones you decide you don't like (b). The property you started from is considered the "subject property" (a standard term in CMAs; the one you're comparing to). This allows you to decide which comps to feature in the CMA. When you're ready, tap Next (c)again.

6.) Select which template you would like to use.

7.) Once you've selected a template, you will finish filling in the information.

When you're ready, tap on Next.

8.) Once you tap on Next, Cloze will build the outline of the CMA as a set of separate pages.

When you're ready, tap on Create.

9.) Cloze will assemble the CMA, and you will be prompted to view it in Canva. At this point, you can use Canva to present the CMA or download and print it.

Create a Seller Presentation from a Contact

1.) In Cloze, from a contact's profile, tap on Market.

2.) Depending on what you have connected to your Cloze account, you will be able to select Create Presentation, or you will be prompted to create a presentation.

3.) Tap on Seller Presentation.

4.) Select the properties you want to include in the presentation and then tap on Next.

5.) Because you started from a contact, there is no subject property (the one you're comparing to). The first property shown on this screen is assumed to be the subject property.

If you want to, you can reorder the properties (a) and remove ones you decide you don't like (b). When you're ready, tap Next (c) again.

6.) Select which template you would like to use.

Create a Seller Presentation from a Set of Selected Properties

1.) In Cloze, on the Properties tab, select the properties you want to include in the presentation. You can select between 2 and 20 properties.

2.) Tap on the large checkmark at the bottom and then select Create Presentation.

3.) Tap on Seller Presentation.

4.) Because you selected multiple properties at once, rather than starting from one, there is no subject property (the one you're comparing to). The first property shown on this screen is assumed to be the subject property.

If you want to, you can reorder the properties (a) and remove ones you decide you don't like (b). When you're ready, tap Next (c) again.

5.) Select which template you want to use.

6.) Once you've selected a template, you will finish filling in the information, including adding a contact.

When you're ready, tap on Next.
